In close consultation with you as the owner we determine which administrative, financial and technical tasks we’ll take off your hands and we put together an individualized specific set of tasks:
- to optimize the rental price thanks to our knowledge of the market,
- to select and evaluate the solvability of the candidate-tenants,
- to retrieve the necessary documents and evidence,
- to file a solid rental agreement, to establish a rent guarantee,
- to take out an insurance policy,
- to draft and coordinate an inventory of the premises,
- to propose possible improvements to the property,
- to record the water meter, gas meter and electricity meter at the start of the rent and in-between,
- to accurately monitor the payments of the tenants,
- to collect and further deposit the rent money, to pay the suppliers and contractors,
- to apply and collect the legal rent indexations,
- to be a contact for the tenant for any questions, complaints or faults,
- to carry out small repairs or urgent measures after agreement with the owner,
- to intervene and follow-op reported complaints,
- to inspect and maintain the heating systems (done by the tenant if there is only one heating system),
- to check and monitor the termination procedures in case of a lease notice,
- to register rental damage at the end of contract,
- to control the release of the rental guarantee, following the outgoing findings,
- to re-let after breach of contract by the tenant,
- to have an energy performance certificate drawn up if necessary,
